Astro 23
The former headquarters of the Nagelmackers bank on Avenue de l'Astronomie 23, 1210 Saint-Josse-ten-Noode in central Brussels and its adjoining land parcel on Rue Potagers 15-29 will be turned into an office and residential project that meets the highest environmental and comfort standards.
The office property will offer 7.600 m2 of completely refurbished spaces. A heavy green renovation will be foreseen, in line with Atenor sustainability policy. Key principles are : material reuse, circular economy, nearly-zero energy-efficiency and EU taxonomy alignment.
The adjoining plot, currently used as a car park, will give way to the construction of a high quality residential complex amidst lush greenery
Accessibility, landscape quality, interior circulation spaces and the protection of biodiversity combine to make Astro 23 a pioneering project particularly suited to the requirements of future occupants.

The One
Realex
The European District is still the emblem of the influence of the capital of Europe and represents an innovative and multicultural place to live and work.
Atenor plans to build the conference centre as well as 20,000 m² of office space and 1,700 m² of shops and facilities. The high environmental quality office spaces will address the deficit of new and completely redesigned offices in the European District.
The planning and environmental permit applications submitted were declared complete in 2022. Atenor will prepare the amendments to the permit applications as soon as the impact assessment is completed, expected by the end of the first quarter of 2023

City Dox

NOR.Bruxsels
Thanks to its location, the site has excellent connections to the public transport hub with an integrated bus station and direct access to the Gare du Nord and the underground.
The existing buildings are currently being demolished. As soon as the necessary permits are obtained, Atenor and its partner plan to build NOR.Bruxsels. NOR is the acronym for ‘Networked Offices and Residential’. This name is the very image of dynamism and innovation embodied in this mixed-use project, which brings together offices, residential units, shops and quality public spaces as well as the mobility hub adjacent to the station.
NOR.Bruxsels is the centrepiece of the northern area's urban renewal while also aspiring to transform it into a lively, free-flowing passage point offering pleasant living and working spaces.
The planning application was submitted in May 2022, with the permit expected in mid-2024

Beaulieu
Formerly occupied by the European Commission, these two buildings occupy an area of 24,500 m² and are notoriously obsolete. ATENOR intends to make them an exemplary redevelopment in terms of sustainability, circularity and efficiency.
ATENOR and AG Real Estate - owner of the 3rd building - have determined the best economic and environmental alternative with a view to their redevelopment, which will also want to be respectful of the postmodernist style architecture of which they are a witness registered in the inventory of architectural heritage..
With the objective of a building without fossil energy consumption, the BEAULIEU project will achieve “Nearly Zero Energy” performance and will comply with the strictest EPB regulation criteria, thus limiting its long-term carbon footprint as much as possible. 5,000 m² green spaces, green roof, solar panels and technical facilities (the installation of open geothermal systems, heat pumps, etc.) free of any fossil energy consumption on-site will guarantee the comfort of the occupants, and ensure that falling in line with the European taxonomy and the long-term decarbonisation goals established by the European Commission for the 2030-2050 period will be respected. With a project completion date set for 2025, this building will allow us to offer occupants energy performances easily in advance in terms of European environmental requirements
The building permit has been obtained on 11 October 2022.
Sustainability and well-being: the BEAULIEU project aims at BREAAM 'Excellent' and WELL Gold certifications.
Une demande de permis d’urbanisme et d’environnement portant sur cet ensemble a été déposée conjointement dans ce sens par ATENOR et AG Real Estate en décembre 2020. Les amendements à la demande de permis initiale ont été déposés auprès de l’administration suite à la clôture de l’étude d’incidence en octobre 2021.
Avec pour objectif un immeuble sans consommation d’énergie fossile, le projet BEAULIEU atteindra la performance « Nearly Zero Energy » et respectera les critères de la réglementation PEB les plus stricts, limitant ainsi au maximum son bilan carbone à long terme. Le projet prévoit entre autres la mise en œuvre d’une installation de géothermie et l’installation de panneaux photovoltaïques, ainsi que le développement d’un espace vert de 5.000 m² et l’intégration de toitures vertes.
Le projet BEAULIEU sera certifié BREEAM « Excellent » et vise la certification WELL « Gold ».

An initial entry in the property market in Flanders. In partnership with 3D Real Estate, Atenor develops a mixed (residential, retail and amenities) project of 35,000 m² in the heart of Deinze, on the site of the former 'Dossche' mills.
Covering an area of 2.14 ha, the site enjoys a privileged location along the river Lys, in the city centre, near the train station and the shopping street Tolpoort. Thanks to this excellent accessibility by public transport and road arteries, the site boasts all the winning assets for quality urban development.
Scandinavian architecture is invited to Deinze: harmony and pure lines, priority to water and light, green spaces,... Norwegian architect Reiulf Ramstad has brought together all the elements that will make the site a district where the 'hygge' art of living will naturally impose itself.
The phased conversion of this site provides for a mixed complex where residential units, services, recreational areas and green spaces will coexist while preserving the historic character of the site.
The construction of the first phase is underway, with 3 new buildings (106 apartments and underground car parks) planned.
Planning permission for the development of the second phase (141 apartments) was obtained in October 2022. Construction will start after the demolition of the old warehouses and after the remediation works.
The third phase involves the renovation of existing buildings. The permit application for these conservation and modification works is expected to be submitted in the second quarter of 2023
Les Berges de l’Argentine
On 23 December 2019, as part of the development of the residential part of the project, ATENOR SA has signed a partnership agreement with Immobilière du Cerf, owner of the land of more than 6 hectares directly adjacent. The objective is to develop a joint project in which the percentage of ATENOR participation is around 80%. This agreement is part of a comprehensive approach to rehabilitating the site of the Anciennes Papeteries Intermills, with a view to establishing a sustainable, intergenerational residential area, a real link between the center and La Hulpe railway station.

Following the commercial success of the first phase of the residential units, the new offices premises have been acquired by major Belgian institutions: the National Employment Office, the Walloon Regional Public Transport and the Walloon-Brussels Federation.
This second phase will continue with the construction of a new programme (JKL) of 119 units for which the permit was granted in December 2021. Permit applications are ongoing for two additional residential complex.
By eliminating the use of fossil fuels, units with passive heating will have a “zero carbon” rating and should all achieve an A+ EPB.
This up-and-coming district is fantastic for soft mobility thanks to the creation of pedestrian lanes as well as many secure bicycle parking spaces. It also includes water features, orchards, playgrounds and a landscaped park for the residents’ well-being.
