On June 22, 2022, Atenor launched an architectural competition for its Astro 23 project located rue de l’Astronomie 23, Saint-Josse-ten-Noode (Brussels). The object of the contest was two-fold. First, to carry out a major renovation of the two existing office buildings (formerly headquarters of the Nagelmackers bank) and to transform them into a new office complex eminently modern and exemplary as regards its carbon footprint, and qualifying for BREEAM ‘Excellent’ and WELL Core ‘Gold’ certification at the minimum. The second part of the project concerns the construction of a new residential complex surrounded by greenery.
Of the 12 applications for the competition, 9 applicants were selected to submit a tender and a vision note. The solutions proposed had to best meet the needs of the market, the highest environmental standards and the most demanding criteria regarding comfort, within an overall approach privileging the sustainability of the site’s renovation.
Atenor is delighted with the enthusiasm triggered by this project and thanks all of the applicants for their interest and their efforts, while emphasising the quality of the teams and the project applications received.
Following an in-depth analysis of all the proposals, Atenor has, through its subsidiaries Highline Brussels SA and Soap House SA, appointed the architectural association of SMAK Architects and Bureau Bouwtechniek for the fundamental renovation of the two obsolete office buildings and the construction of a new residential building.
The project presented by the architectural association of SMAK Architects and Bureau Bouwtechniek stood out for its innovative site renovation vision and proposal. The proposal provides a real added value to the quality of the spaces and the comfort and well-being of the occupants, whilst respecting the architecture of the existing buildings.
Eventually, ASTRO 23 will offer a mixed and sustainable complex consisting of 8,500 m2 of entirely renovated offices with ‘Excellent’ BREEAM and ‘Gold’ WELL Core certifications, and a new residential building. The project will also be EU-taxonomy aligned. Accessibility, the quality of the landscape, internal circulation spaces and the protection of biodiversity will make ASTRO 23 a pioneer project particularly adapted to the requirements of future occupants. Delivery is scheduled for Q3 2026.
ASTRO 23 is another prime example of Atenor commitment to respond to current climate issues and is perfectly aligned with its sustainability policy. As a result, the programme will create a new standard setting site, whose living and working conditions will be perfectly adapted to the needs of the occupants in a challenging and rapidly evolving Brussels market.
