Realex
In January 2021, the OIB and ATENOR signed an agreement for the acquisition of the new Conference Center proposed by ATENOR as part of its REALEX project, in the heart of the European district, following the call for tenders launched by the European Commission. This is certainly emblematic recognition for Brussels in its role as the Capital of Europe. The REALEX project was the subject of an application for planning permission submitted in November 2018 and duly amended in 2020 to take into account the wishes of the European Union and the impact study.
Following a change in policy within the Brussels Region, it was agreed between the Secretary of State, the OIB and ATENOR that a new permit application would be resubmitted framed within a height of 55 metres. This request will be submitted in the first half of 2022 and will be supported by the administration so that an authorization can be issued in the course of 2023.
This project will include a part dedicated to high environmental quality offices following the latest objectives of the European Commission in terms of sustainability, in order to address the deficit of such an offering in the European district.

NÖR Brussels
Blessed with exceptional access to public transport (Metro and bus station are an integral part of the building, plus direct access to the Gare du Nord railway station), the project lies at the heart of a district that has recently embarked on a deep transformation. The neighborhood of the big urban railway stations, by combining density, mixity and public spaces of quality, will constitute the pillars of the development of the cities of the future. This project should be a perfect representation.

Beaulieu
Formerly occupied by the European Commission, these two buildings occupy an area of 24,500 m² and are notoriously obsolete. ATENOR intends to make them an exemplary redevelopment in terms of sustainability, circularity and efficiency.
ATENOR and AG Real Estate - owner of the 3rd building - have determined the best economic and environmental alternative with a view to their redevelopment, which will also want to be respectful of the postmodernist style architecture of which they are a witness registered in the inventory of architectural heritage..
With the objective of a building without fossil energy consumption, the BEAULIEU project will achieve “Nearly Zero Energy” performance and will comply with the strictest EPB regulation criteria, thus limiting its long-term carbon footprint as much as possible. 5,000 m² green spaces, green roof, solar panels and technical facilities (the installation of open geothermal systems, heat pumps, etc.) free of any fossil energy consumption on-site will guarantee the comfort of the occupants, and ensure that falling in line with the European taxonomy and the long-term decarbonisation goals established by the European Commission for the 2030-2050 period will be respected. With a project completion date set for 2025, this building will allow us to offer occupants energy performances easily in advance in terms of European environmental requirements
The building permit has been obtained on 11 October 2022.
Sustainability and well-being: the BEAULIEU project aims at BREAAM 'Excellent' and WELL Gold certifications.
Une demande de permis d’urbanisme et d’environnement portant sur cet ensemble a été déposée conjointement dans ce sens par ATENOR et AG Real Estate en décembre 2020. Les amendements à la demande de permis initiale ont été déposés auprès de l’administration suite à la clôture de l’étude d’incidence en octobre 2021.
Avec pour objectif un immeuble sans consommation d’énergie fossile, le projet BEAULIEU atteindra la performance « Nearly Zero Energy » et respectera les critères de la réglementation PEB les plus stricts, limitant ainsi au maximum son bilan carbone à long terme. Le projet prévoit entre autres la mise en œuvre d’une installation de géothermie et l’installation de panneaux photovoltaïques, ainsi que le développement d’un espace vert de 5.000 m² et l’intégration de toitures vertes.
Le projet BEAULIEU sera certifié BREEAM « Excellent » et vise la certification WELL « Gold ».

De Molens
Covering an area of 2.14 ha, the site enjoys a privileged location along the river Lys, in the city centre, near the train station and the shopping street Tolpoort. Thanks to this excellent accessibility by public transport and road arteries, the site boasts all the winning assets for quality urban development.
A Planning Permit for the first part of the project was obtained at the end of 2020. This permit concerns the construction of an underground car park, 106 housing residential units and 765 m² of additional functions to boost the project.
The demolition phase is now over, works have started in October 2021 and will last 31 months. The provisional acceptance of the first building is scheduled for August 2023.
ATENOR and 3D Real Estate have started the commercialisation of the project. The sales of the apartments of the first phase are in full swing.
Thanks to its architectural excellence and its sustainable approach, the project will make the centre of Deinze even more attractive.
Les Berges de l’Argentine
On 23 December 2019, as part of the development of the residential part of the project, ATENOR SA has signed a partnership agreement with Immobilière du Cerf, owner of the land of more than 6 hectares directly adjacent. The objective is to develop a joint project in which the percentage of ATENOR participation is around 80%. This agreement is part of a comprehensive approach to rehabilitating the site of the Anciennes Papeteries Intermills, with a view to establishing a sustainable, intergenerational residential area, a real link between the center and La Hulpe railway station.
Nysdam Office Park
Au Fil des Grands Prés
Following the commercial success of the first phase of the residential units, the new offices premises have been acquired by major Belgian institutions: the National Employment Office, the Walloon Regional Public Transport and the Walloon-Brussels Federation.
The Stage
Ideally located in the heart of the Central Innovation District de La Haye, at the crossroads between Verheeskade and Lulof streets in The Hague, the project includes the new construction of approximately 57,000 m2 of residential area (520 students flats and 387 apartments) with commercial units on the ground floor.
This entire redevelopment fits into the context of The Hague municipality's structural vision for the Central Innovation District. Faithful to its role of urban developer, ATENOR aims to take an active part in the urban renewal of The Hague through this first property development project in the Dutch market.
Sustainability and well-being : THE STAGE aims at obtaining both BREEAM and WELL certifications.
Verheeskade II
This expansion of the project on the Verheeskade includes the demolition of the obsolete buildings and offers additional development potential of about 115,000 m² above ground, including a mainly residential area and a lively plinth with mixed functions.
The Municipality of The Hague is pleased that it is finally possible to develop the entire program along the Verheeskade in accordance with the structural vision of the Municipality of The Hague for the Central Innovation District.
Sustainability and well-being : VERHEESKADE II aims at obtaining the BREEAM and WELL certifications.
Cloche d’Or
The project that will be developed there, of more than 30,000 m², mainly offices, will integrate the new concepts anticipated for the post Covid age, enabling employees to collaborate in carrying out effective and fulfilling work tasks. In a rapidly changing office market, ATENOR is thus giving itself the opportunity to express its pioneering know-how in a market that remains highly active.
An application for a planning permit was submitted in April 2022.
This project will also meet the highest sustainability criteria and will therefore be eligible for the Green Finance Framework set out in ATENOR's funding policy.
Square 42
Square 42 stands out thanks to its great planning and architectural qualities. It perfectly meets sustainability objectives but also those of flexibility in the layout of its large office floors. SQUARE 42 should obtain the BREEAM “Excellent” and WELL “Gold” certifications.
This new project clearly highlights ATENOR's willingness to contribute, in collaboration with AGORA, to the development of innovative and large-scale real estate projects on the Belval site.
Twist
The project is laid out in the shape of a complex with a base of retail and offices on which a 9-storey residential building will be erected on one side and a 5-storey office building on the other. Two accessible gardens will also be developed on the roof of the residential building and of the retail building. TWIST will pay special attention to the ecological value of the site during the landscaping development. Among other things, the project provides for the creation of more than 400 m² of green space as well as an extensive green roof of 1,100 m².
Commercial success : On 24 November 2021, ATENOR announced that 100% of the apartments in the TWIST project have been the subject of reservation contracts. The results will be recorded as of fiscal year year 2021 until temporary acceptance in June 2024. The margin will be released as the status progresses.
On 25th March 2021, a lease contract was concluded with a public entity in the Grand Duchy of Luxembourg for the long-term rental of all the office space and administrative services (10,150 m² - occupant: Statec).

Lot 48
Following the call for bidders organised by AGORA for the sale of Lot 48 located in the heart of the Central Square of Belval, Atenor in partnership with ARHS Group announces that it has been named Winner. This nomination led the partners of the company Square 48 SA to sign the preliminary sale agreement of the said lot on 15 December 2022 for the development of more than 7,600 m2 of offices and shops on the ground floor of the building. The signature of the preliminary sale agreement is concurrent with the conclusion of a lease agreement for a fixed term of 10 years with ARHS DEVELOPMENTS SA for the occupancy of all offices.
Concerning the design of the building, Atenor is part of the architecture competition procedure co-organised with AGORA in view of the designation of the Architect in Q2 2022. The building is scheduled to be delivered in Q4 2026.
Lot 48 is the last lot of Belval Central Square development - a unique and remarkable urban, tertiary, academic and technological environment in Europe. Lot 48 aims to be the showcase of technological innovations and latest trends in sustainable development incorporating the reality of the European Green Pact to which AGORA, ARHS Group and Atenor unanimously wish to contribute.
Perspectiv’
“Living: live, work, have fun”, the mixity of functions and urban planning provisions characterize this avant-garde project that combines all the benefits and conveniences of the big city with spaces for leisure and relaxation.

Com'Unity comprises 33,808 m² innovative and sustainable offices thought for the comfort and safety of the occupant as well as a wide range of services and amenities. The project will also offer 563 parking places.

U’Man
Sustainability : U'Man aims at obtaining the BREEAM 'Excellent' certification.
Victor Hugo 186
ATENOR intends to redevelop the existing building to offer a newly restructured, certified office building of the highest quality, while retaining the character of the building. The total area of the building makes it possible to offer something rare on the CBD market that is both sought after and delineated.
This project is a perfect fit with ATENOR's mission: an international and sustainable urban developer, which places in targeted markets a real estate offer combining the highest environmental and quality of life standards thus responding to the “post covid” evolutions.
WellBe
Ideally located in the heart of this new urban area, the site enjoys a direct access to public transport and more particularly to the metro and the railway station linking Lisbon to Porto.
In addition to its architectural qualities, WELLBE will give prominence to everything green : 1,000 m² green spaces accessible to the public (embasamento) as well as a 400 m² private green terrace. WELLBE will also be fitted with the latest technologies in terms of energy control and sustainability and foresees, among other things, the installation of over a hundred photovoltaic panels.
Sustainability and well-being ; WELLBE is the first project in Portugal to be pre-certified by the IWBI (International WELL Building Institute). In the long term, the project should obtain the BREEAM “Excellent”, WELL “Platinum” and Passive House certifications
Oriente
Following WELLBE, Atenor announces a second acquisition behind the Oriente station. This will involve the demolition of the Aki shop and the construction of a mixed-use building with offices (6,800 m²) and commercial premises (1,800 m²). The project is located in the heart of the Park of Nations, a district with modern offices, homes, a shopping centre, the Lisbon International Fair Centre, a concert hall and more. The area enjoys excellent metro, train and bus connections, both nationally and with the centre of Lisbon.
An architectural competition is planned for 2023. This will be followed by the submission of the building permit.
Campo Grande
On 8 September, ATENOR announced the acquisition of the company MULTI39, which has building rights on an 8,373 m² plot in Lisbon and has a building permit for the development of a building of approximately 15,000 m² of office spaces .
The project is located in the Campo Grande area, next to Sporting Lisbon's football stadium and the university, in the heart of one of Lisbon's most promising neighbourhoods. The new building will border on the Campo Grande metro station, next to one of the city's main bus stations.

Am Wehrhahn
It should total 2,900 m² of residential units and 1,350 m² of retail floor area. AM WEHRHAHN also aims to improve the ecological value of the site by placing, among other things, extensive and intensive green roofs.
Pulsar
The project concerns the construction of a new office building of approximately 14,000 m².
Sustainability and well-being : the project aims at obtaining the BREEAM 'Excellent' and is already WELL precertified.
Lakeside
Ideally located in the Mokotow District, LAKESIDE has excellent communication with the most important points in Warsaw, and the strategic location of the building also provides convenient international connections. However, what makes the place really unique is the marvelous greenery that fills every corner of the investment.
LAKESIDE proposes a rental floor area of 23,854 m² of offices providing an open and flexible working environment. LAKESIDE also offers a wide range of amenities such as a canteen, a cafeteria corner, facilities for bicycles and charging terminals for electric vehicles.
Sustainability and well-being : Lakeside is precertified BREEAM Outstanding and WELL GOLD .
University Business Center II
Both buildings are located in the Mokotow district, close to the University of Warsaw. This district benefits from a dynamic environment in full evolution and represented for ATENOR an excellent opportunity to take its first steps on the Polish market.
While the first building in the project will be demolished and renamed LAKESIDE, the second retains its original name, namely UNIVERSITY BUSINESS CENTER II.
This building, more recent than the first, and BREEAM "Very Good" certified, will be temporarily maintained in its original state.
The 19,000 m² building is currently fully leased to reputable tenants such as Hewlett Packard Enterprise, HP Inc, DXC Technology Emerson Process Management and Ashland Ingredients Poland.
Fort 7
The first phase consists of the 266-room TRIBE hotel operated by Ennismore, and three office properties designed by JEMS Architekci. The agreement between ATENOR and Ennismore was concluded on 20 September 2022. An sustainable edited hotel experience, with design-driven spaces, TRIBE will bring a touch of friendliness and uniqueness to the project.
The following phases foresee a mixed used development providing retail, education, private rental services (PRS) and residential uses.

Bakerstreet I & II
Close to the universities, to the Újbuda Shopping Center, and of the M1 and M7 motorways, accessible via the new Metro line 4, as well as a tram and bus network, the district is continuously developing. Latest news : July 5, 2022 - ATENOR announces that E.ON Hungaria will make Bakerstreet its Hungarian headquarters and will occupy 16,200 sqm upon completion of the first phase of the project (Q2 2024).

Lake 11 HOME&PARK
This new project, named LAKE 11 HOME&PARK has the capacity to build a total of 92,183 m² residential area and will propose 1,326 apartments developed in eight phases. The first phase has a valid building permit in place, while for the rest of the project the building permits are yet to be obtained. This project presents thus well balanced short-medium terms perspectives.
LAKE 11 HOME&PARK is located in the Southwestern part of Budapest (South Buda), in the District XI , one of the most popular residential districts of the Hungarian capital. It is situated in a green area bordered by a small river and a lake, and along the roads leading to Balaton and the Budaörs airport, and is easy linked by car and public transportation to Budapest city center.

Designed for the wellbeing of its occupants, @Expo is precertified WELL Platinum.
A rental contract concerning 4,800 m² was signed in December 2019 with Gameloft®, the video game developer and publisher, belonging to the Vivendi group. Negotiations are in progress for the signing of a lease contract with other tenants.
September 2, 2021 : Agreement has been reached for the rental of 4,500m² office space in the @EXPO project to Telekom Romania Mobile Communications S.A., a leading mobile telecommunications company in Romania.
UP-site Bucharest

10 New Bridge Street
Named from its ideal location, 10 New Bridge Street will propose an 8-storey building with 7,200 sqm of working spaces designed and thought for the occupents' comfort and well-being.
Designed by the international architects office HOK, Fleet House will be a prime model of renovation. the project will see more than two thirds of the existing structure retained, thereby ensuring the retention of the existing embodied carbon and reducing its environment impact.
The occupants will bernefit from cycling parking, high-quality end-of-trip facilities and four external terraces – most with spectacular views of St Paul’s Cathedral. A range of new public amenities will also be created including a new pedestrian priority route connecting Bride Lane and Bridewell Place, an art wall, a new 1,300 sq ft (120 sq m) juice bar/café, double-height office lobby with green wall and plentiful natural light and a 4,000 sq ft (370 sq m) re-provided public house at ground-floor and part-basement level.
