Astro 23
Ideally located near Brussels' inner ring road, facing Henri Frick Park, Astro 23 offers a unique fusion of renovation and innovation. The former headquarters of Nagelmackers Bank will undergo transformation through a renovation project aimed at creating 7,600 sq.m. of workspace, while the adjacent plot will host the construction of 20 contemporary residential units, seamlessly integrated into a green setting.
Key principles include material reuse, a circular economy, nearly zero energy efficiency, and alignment with the EU taxonomy.

Realex
This highly energy-performa new building is designed to the highest standards of energy efficiency, well-being, and environmental certifications, and will feature an envelope equipped with photovoltaic cells to enable local energy production.
In term of outdoor spaces, meet “Pocket Park”, nestled between Rue J. de Lalaing and Rue de la Loi which offers a refreshing retreat for relaxation and social interactions. In addition, the office building will boast a seventh-floor terrace, offering a splendid view of the European District.
The site’s direct connection to the Maelbeek multimodal transport hub places accessibility at the forefront of its design. Realex will also provide a parking facility for 220 cars, charging points for electric vehicles, as well as convenient facilities for bicycles and cargo bikes, including showers and lockers.
Realex is certified “BREEAM Outstanding” at the design stage and is aligned with EU Taxonomy. It is designed to achieve WELL Platinum, DGNB Gold, and EPC A for offices while adhering to the principles of the New European Bauhaus.
Notably, the conference center has already been sold to the European Commission, marking a significant milestone in this transformative initiative.
City Dox
Ideally located at the entrance of the City and along the banks of the Canal in Anderlecht, City Dox is a new district which gathers apartments, a rest home, retails, services to business and productive activities, and soon a school. Due to its location, the site benefits from an unprecedented connection to the public transport hub with an integrated bus station and direct access to North Station and the metro.

Beaulieu
Atenor launches the renovation of the BEAULIEU buildings in Auderghem. Another example of Atenor's commitment to ESG policy. These three buildings cover an area of 30,000 m² and are notoriously outdated.
With a view to repurposing the buildings, on December 4, 2023, Atenor launched an architectural competition aimed at transforming the existing buildings into a mixed-use project, predominantly residential. This new allocation will be more in line with market expectations and trends focused on sustainability, well-being, accessibility, and innovation.

Nysdam Office Park
Au Fil des Grands Prés
Following the commercial success of the first phase of the residential units, the new offices premises have been acquired by major Belgian institutions: the National Employment Office, the Walloon Regional Public Transport and the Walloon-Brussels Federation.
The second phase continues with the construction of a new development (JKL) comprising 119 housing units, for which the permit was granted in December 2021, and a complex of 122 housing units (ABCD), for which the permit was obtained in December 2023. The permit for the final residential complex of 117 units (FEMI) was obtained in February 2024.
By eliminating the use of fossil fuels, units with passive heating will have a “zero carbon” rating and should all achieve an A+ EPB.
This up-and-coming district is fantastic for soft mobility thanks to the creation of pedestrian lanes as well as many secure bicycle parking spaces. It also includes water features, orchards, playgrounds and a landscaped park for the residents’ well-being.
Verheeskade I
Ideally located in the heart of the Central Innovation District in The Hague, at the crossroads between Verheeskade and Lulof streets in The Hague, the project includes the new construction of approximately 55,000 m2 of residential area (581 students flats and 471 apartments) with commercial units on the ground floor.
This entire redevelopment fits into the context of The Hague municipality's structural vision for the Central Innovation District which should be transformed into an accessible, dynamic, mix, sustainable, friendly and inclusive area.
The planning application was submitted at the end of December 2023 - planning permission is expected in 2025.

Verheeskade II
The municipality of The Hague is delighted that it is finally possible to develop the entire scheme along the Verheeskade in line with its vision for the revitalisation of the Central Innovation District.
Planning permission was submitted at the end of 2023.

Cloche d’Or
Enjoying an optimal visibility from the Boulevard Raiffeisen and close to the future tram line, this site has direct access to major roads while incorporating an exchange platform for soft mobility. The project aims to be a benchmark for an effective and fulfilling collaborative working environment for employees.
At the cutting edge of technology, the project has been designed to align with the European Taxonomy and to be fully part of the low-carbon economy by 2050.
The permit has been obtained. Construction will start immediately after the departure of Renault for a delivery in July 2027 at the latest.
Commercial success : A leasing agreement has already been signed in March 2022 with PWC for the whole campus.
Square 42
Welcome to SQUARE 42, a 20,000 m² architectural masterpiece in the heart of Belval. Developed by Atenor Luxembourg in partnership with CORES Development, SQUARE 42 sets new standards for sustainable office spaces, particularly with its innovative wooden structure.

Square 42 is in harmony with Atenor’s policy to develop office space that meets the highest environmental and comfort standards. With its roof garden, terraces, a vast patio and green spaces and a calm atmosphere, Square 42 has been designed to offer companies and their employees far more than just offices.
The technical facilities will ensure, without the use of any fossil fuels, energy efficiency and comfort to users, in accordance with the European Taxonomy and the carbon footprint reduction objectives set by the European Commission by 2030-2050. Square 42 also aims to achieve the BREEAM Excellent and WELL Gold certifications.
With the permit received, delivery is set for 2027. SQUARE 42 isn’t just a building; it’s a vision for a sustainable, thriving future.
Twist
Developed in cooperation with the firm of Steinmetzdemeyer Architectes Urbanistes, TWIST stands out for its town planning and architectural qualities and originality. It will be laid out in the form of a block with a base of retail outlets on which a mixed, 9-storey office and residential building will be erected. A garden will be landscaped on the roof of the residential building.
A real commercial success: 100% of the flats have been sold.
All the offices are leased to the Luxembourg Ministry of Finance, which had an option to buy, for the Statec. In July 2024, Atenor was notified by the Ministry of Finance of the Grand Duchy of Luxembourg of the exercise of the purchase option it holds on this building. The sale is expected to be completed before 31 December 2024.

U’Man
We are exploring with the city, the possibility of incorporating a change in land use into the modification of the Urban Development Plan (PLU). In this case, we would be authorized to develop housing in general. The implementation of the PLU could take place in the second quarter of 2025.
Victor Hugo 186
Located on Avenue Victor Hugo, in the 16th arrondissement, in the heart of the Central Business District of Paris, the project offers an ideal location. Companies opting for office rental within this district enjoy easy accessibility thanks to public transport as well as many amenities. Sports facilities such as Roland Garros and the Parc des Princes, the various historical sites and the presence of many shops are major attractions in the area.
The planned works include renovation that preserves the beautiful historic facade. The layout design features comfortable workspaces in a relaxed environment. The building permit was filed in December 2022. A BEFA (off-plan lease) was signed for the entire surface area on 23 December 2022.

WellBe
Designed by Saraiva Associados and A2M, WellBe sets a new standard for workspace excellence surpassing NZEB (Net Zero Energy Building) standards. Aiming for WELL Platinum, the project will exemplify excellence through alignment with the EU Taxonomy, incorporating certifications such as BREEAM Excellent, ADENE A, and WiredScore Gold.
On 12 February 2024, Atenor and BESIX RED announced the sale of the WellBe project to Portugal's largest bank Caixa Geral de Depósitos (CGD). WellBe will serve as CGD's new headquarters.
Sustainability and well-being ; WELLBE is the first project in Portugal to be pre-certified by the IWBI (International WELL Building Institute). In the long term, the project should obtain the BREEAM “Excellent”, WELL “Platinum” and Passive House certifications.
Oriente
Following WELLBE, Atenor announces a second acquisition behind the Oriente station. This will involve the demolition of the Aki shop and the construction of a mixed-use building with offices (6,800 sq.m.) and commercial premises (1,800 sq.m.). The project is located in the heart of the Park of Nations, a district with modern offices, homes, a shopping centre, the Lisbon International Fair Centre, a concert hall and more. The area enjoys excellent metro, train and bus connections, both nationally and with the centre of Lisbon.
Expressing Atenor's commitment to the local community, Oriente will offer 1,600 sq.m. of landscaped outdoor spaces open to the public.
Campo Grande
Campo Grande strategically extends Lisbon's central business district, ensuring unmatched accessibility and convenience. Close to the airport, it serves as a perfect hub for international business. With proximity to public transport, the upcoming building will be adjacent to Campo Grande metro station and near a major bus terminal.
Moreover, the project is a stone's throw from Campo Novo, a new district merging residences, retail, and innovative office spaces, enhancing its urban vibrancy. Campo Grande offers spacious layouts, enabling flexible arrangements for modern business needs. The extensive outdoor spaces for recreation further contribute to the project's allure.
Pulsar
Located just steps away from the 'Heinrichstraße' metro station and the 'Mörsenboicher-Ei' intersection, Pulsar stands out as an ultra-connected hub. It transforms a once neglected area into a cutting-edge space, adorned with quality greenery. Pulsar is fully committed to sustainability by becoming a fossil fuel-free building, thanks to heat pumps and photovoltaic panels, making a significant contribution to emissions reduction.
Lakeside
Lakeside also provides a wide range of amenities, including a cafeteria, coffee corner, bicycle facilities, and electric vehicle charging stations. However, what truly sets the project apart is its surroundings: facing the lake, surrounded by greenery, and teeming with biodiversity.
LAKESIDE is now home to renowned tenants such as Polenergia Fotowoltaika, Polenergia Sprzedaż, Bonduelle Polska and Lux Med.
As of now, Lakeside is 93% leased.
University Business Center II
The design phase for a thorough renovation of the existing building is currently underway, with circularity at the heart of the project. The goal is to create a modern structure that will stand out in the market in terms of energy efficiency and new technologies.
Fort 7
Situated near Chopin Airport in Warsaw, Fort 7 enjoys excellent accessibility. Public transportation is within walking distance, and the site is also connected to the city's main roadways.
Prioritizing sustainable mobility, Fort 7 encourages low-emission transportation by incorporating charging stations for electric vehicles. Soft mobility is promoted by providing numerous bike parking spaces, including showers, changing rooms, and lockers for employees arriving by bicycle. Residents will enjoy green terraces and outdoor spaces, strengthening the connection with nature directly from their living spaces. Emphasizing biodiversity preservation, 30% of the project area is dedicated to lush vegetation.
Following the agreement with Ennismore to host Tribe, a sustainable hotel development concept, within Fort 7, the permit the permit for this part will be submitted in 2025. Tribe will undoubtedly be a unique asset to the living and working experience at Fort 7.
The building permit for the office phase was obtained in November 2023. Construction will commence in 2025.
Olympia
The first phase of Building A is already completed, and the envelope of Building B's phase is also finished. Permits for Phases C and D have been obtained.
Lease agreements have been signed for Phase A with Emerson, Cargill, Heineken Hungary, Berlin Chemie Menarini Hungary, Skintim, Kulcspatikak Pharmacy, NN, VTS, and Vertiv, resulting in an occupancy rate of 38%.
BakerStreet I
BakerStreet I is fully leased to E.ON Hungária, which will establish its new headquarters there starting in the second semester of 2024.
Ideally situated in the heart of Újbuda, one of Budapest's most populous districts, the project is located in the sought-after South Buda neighborhood. This office district is particularly favored for its proximity to the city center, universities, numerous green spaces, and the Danube. Accessibility from the most popular residential areas of Buda is a key asset of this rapidly developing zone. The area is now served by the new metro line 4, as well as a newly extended tram line 1, and a nearby bus network, with quick connections to the M1 and M7 highways. The district also offers shopping centers, restaurants, cafes, sports, and leisure facilities.

BakerStreet II
The building permit was obtained in May 2022.
BakerStreet II will be situated on the eastern side of BakerStreet I, benefiting from an optimal location offering superb visibility and accessibility. The project will include a four-level underground parking facility, expansive green areas within a beautifully landscaped inner garden, ground-floor retail spaces, and multiple terraces. These additions aim to create a contemporary work environment in line with EU Taxonomy criteria, adhering to the most rigorous environmental standards and ensuring utmost comfort.
Lake 11 Home&Park
Lake 11 Home&Park is Atenor first residential project in Budapest. It is located in the serene 11th district of Budapest, nestled along a picturesque lake. This development offer 897 high-quality apartments, each featuring large terraces designed to enhance thermal comfort and minimize overheating. LAKE 11 Home&Park enjoys an ideal and easily accessible location, with excellent international and local road connectivity. Strategically positioned near tram and bus stops, the site provides easy access to numerous amenities, sport infrastructures and shops
A standout feature of Lake 11 is its commitment to sustainability. The buildings are entirely fossil-free, with heating and cooling needs met by an innovative open geothermal system coupled with water heat pumps. Additionally, rainwater retention systems and green roof spaces contribute to the project's eco-friendly design.
Residents will benefit from a TAB system (Thermally Activated Building System) for efficient slab cooling and heating. The project also prioritizes low-traffic areas and promotes shared mobility options, including cars, bicycles, and pedestrian-friendly pathways, ensuring a harmonious blend of modern living and natural beauty.
Currently in the construction phase, Phase 1 comprises 265 residential units spread across four buildings, with approximately 40% already sold.
Lake 11 Home&Park is the first residential project in Budapest which will be aligned to the EU Taxonomy.
@Expo
The project is located next to the RomExpo Exhibition Park in Bucharest, soon to be connected to the new Metro Line 6, and already enjoys excellent connectivity with public transportation. Completed office buildings have been leased to renowned tenants such as Deutsche Telekom and GameLoft, with new lease agreements signed in 2023 with Securitas and Caterpillar.
The occupancy rate in the first phase of the project has exceeded 60%.
In August 2023, Atenor announced the completion of the project's reception process, marking the conclusion of the second phase.
UP-site Bucharest
UP-site Bucharest provides a wide range of amenities: a spa with pool and fitness center, green spaces, concierge service, and relaxation areas. Everything has been designed to offer residents a balanced and tranquil lifestyle.
Sustainability : UP-site Bucharest will be aligned to the EU Taxonomy and aims at obtaining the BREEAM 'Excellent' certification.
10 New Bridge Street
Named from its ideal location, 10 New Bridge Street will propose an 8-storey building with 7,200 sq.m. of working spaces designed and thought for the occupants' comfort and well-being.
Designed by the international architects office HOK, Fleet House will be a prime model of renovation. the project will see more than two thirds of the existing structure retained, thereby ensuring the retention of the existing embodied carbon and reducing its environment impact.
The occupants will benefit from cycling parking, high-quality end-of-trip facilities and four external terraces – most with spectacular views of St Paul’s Cathedral. A range of new public amenities will also be created including a new pedestrian priority route connecting Bride Lane and Bridewell Place, an art wall, a new 120 sq.m. juice bar/café, double-height office lobby with green wall and plentiful natural light and a 370 sq.m. re-provided public house at ground-floor and part-basement level.

Westbourne Village
The site hosts the main depot for Tower Transit and RATP Dev’s West London bus operations. In a common desire to revitalise the district, the partners are going to transform this 6,000 sq.m. lot and create a unique mixed ‘city-village’ London quarter. The development is expected to provide a highly sustainable residential-led mixed-use community which will benefit from a unique canal and park-side location, as well as superb transport connections
