Realex
City Dox

Victor
The South Station is one of the major gateways to the Capital of Europe. As part of an ambitious strategy, the Brussels-Capital Region approved a master plan for the neighbourhood up to 2022 and 2030, which will soon lead to an urban development master plan. A stakeholder in the outreach of the capital, ATENOR came forward as a partner by proposing the Victor project. The approach is not short on ambition: ATENOR, in partnership with BPI, plans to develop an urban block that will host an office tower and residential buildings on a common base that combines retail outlets and services.
This urban block will be crossed by a passage accessible to the public so as to connect the project better with the neighbourhood. To make it even more user friendly, the roof of the base will be designed as a hanging garden accessible from the dwellings. The stakes are high to turn this neighbourhood into a future postcard of Brussels!
CCN – Joint Venture
Blessed with exceptional access to public transport (Metro and bus station are an integral part of the building, plus direct access to the Gare du Nord railway station), the project lies at the heart of a district that has recently embarked on a deep transformation. The neighborhood of the big urban railway stations, by combining density, mixity and public spaces of quality, will constitute the pillars of the development of the cities of the future. This project should be a perfect representation.
Works on the project are scheduled to begin in 2022 when the Brussels-Capital Region (which currently occupies most of the existing building) will leave the premises.
Beaulieu
These buildings date from 1993 and are occupied by the European Commission up to 31 December 2020. Notoriously obsolete, these buildings will be subject to thorough study to determine the best economic and environmental alternative for their redevelopment.
ATENOR confirms, through this additional step, its major presence in districts of prime importance in the Brussels Region.
De Molens
Covering an area of 2.14 ha, the site enjoys a privileged location in the city centre, near the train station and the shopping street Tolpoort. Thanks to this excellent accessibility by public transport and road arteries, the site boasts all the winning assets for quality urban development.
Last news : 22 April 2020 - filing of the single permit.
The issuance of the Single Permit is expected, taking into account the situation due to the Covid-19 crisis, by the end of the year and will be followed by a rapid start of the construction works.
Les Berges de l’Argentine
On 23 December 2019, as part of the development of the residential part of the project, ATENOR SA has signed a partnership agreement with Immobilière du Cerf, owner of the land of more than 6 hectares directly adjacent. The objective is to develop a joint project in which the percentage of ATENOR participation is around 80%. This agreement is part of a comprehensive approach to rehabilitating the site of the Anciennes Papeteries Intermills, with a view to establishing a sustainable, intergenerational residential area, a real link between the center and La Hulpe railway station.

The new offices premises have been acquired by major Belgian institutions : the National Employment Office, the Walloon Regional Public Transport and the Walloon-Brussels Federation.
The Stage
Ideally located in the heart of the Central Innovation District de La Haye, at the crossroads between Verheeskade dans Lulof streets in The Hague, the project includes the new construction of approximately 58,000 m2 of residential area (students' residence and apartments) with commercial units on the ground floor.
This project is developed in the frame of an agreement concluded on 2 July 2020 between ATENOR and the Dutch company TBMB for the acquisition of 50% of the shares TBMB.
Verheeskade II
This expansion of the project on the Verheeskade includes the demolition of the obsolete buildings and offers additional development potential of more than 100,000 m² above ground, including a mainly residential area and a lively plinth with mixed functions.
The Municipality of The Hague is pleased that it is finally possible to develop the entire program along the Verheeskade in accordance with the structural vision of the Municipality of The Hague for the Central Innovation District.
La Sucrerie
Square 42
Square 42 will offer 20,350 m² of offices and 1,250 m² of shops. Its location is both unique and strategic. Square 42 is ideally located at the crossroads of the “main office street", Porte de France, and the "main pedestrian shopping street", the cornerstone of Central Square and gateway to the Belval site.
This new project clearly highlights ATENOR's willingness to contribute, in collaboration with AGORA, to the development of innovative and large-scale real estate projects on the Belval site.

U’Man
WellBe
A shining example of urban renovation, the Park of Nations today houses buildings in contemporary architecture, shopping spaces, offices, concert halls, Europe’s second-biggest aquarium and a promenade along the banks of the Tagus.
Ideally located in the heart of this new urban area, the site enjoys a direct access to public transport and more particularly to the metro and the railway station linking Lisbon to Porto.

16 April 2020 - Beginning of the construction works
The works will begin with the demolition of the interior of the supermarket and have been contracted to the General Contractor FLORACK. They should last about 21 months, while respecting the national sanitary constraints.
Heinrichstraße
The project concerns the construction of a new office building of approximately 14,000 m² for which the city of Düsseldorf has just approved, by anticipated decision (Bauvorbescheid), the possibility to rebuild this office surface. Consequently, ATENOR envisages to launch the project in the very near future.
Lakeside
In May 2018, ATENOR acquired two buildings , the final purchase agreement dated on 31.05.2018, and launched the University Business Center project (UBC). The first building is going to be demolished and renamed Lakeside . The project is ideally located in the Mokotow District, next to the University of Warsaw.
True to our location criteria, we opted for a dynamic, ultra-accessible neighbourhood close to the airport.
March 2020 : Building permit submitted.
The submitted Building Permit includes the demolition of the first existing building and the construction of the new A-class building of 24,000 m² rentable area. The new building will offer a wide set of amenities for tenants including canteen and coffee corner, facilities for cyclists and charging points for electric vehicles.
Lakeside aims at BREEAM Outstanding and WELL GOLD certifications.
University Business Center II

Both buildings are located in the Mokotow district, close to the University of Warsaw. This district benefits from a dynamic environment in full evolution and represented for ATENOR an excellent opportunity to take its first steps on the Polish market.
While the first building in the project will be demolished and renamed LAKESIDE, the second retains its original name, namely UNIVERSITY BUSINESS CENTER II.
This building, more recent than the first, and BREEAM "Very Good" certified, will be temporarily maintained in its original state.
The 19,000 m² building is currently fully leased to reputable tenants such as Hewlett Packard Enterprise, HP Inc, DXC Technology Emerson Process Management and Ashland Ingredients Poland.

The plot enjoys very good public transport connectivity. It is located close to the main motorway network, to the airport bus station, two railway stations and to 5 bus lines. This major development is located at the start of the airport-town centre road. This “Business Corridor” is targeted by companies searching for a financially affordable alternative for their location, and offering excellent mobility.
